What Afoltern Does when you want to purchase a property:
We, at Afoltern which is located at g04/98 Caddies Blvd, Rouse Hill, would examine closely the Sale of Land Contract that we receive from theReal Estate Agent or from you. Afoltern Solicitors, would then advise you of any changes to the Sale of Land Contract that we can request from the Seller's lawyers. Afoltern Solicitors will advise you if the Sale of Land Contract has a Cooling off period where the Seller would more likely agree to changes to their contract.
If you request it, Afoltern Solicitors can organise for a builder to do a building report, a pest report or a strata report, before the Cooling Off Period ends.
Afoltern Solicitors will wait until you advise us that the Bank has given you final approval of any loan you wish to take, to purchase the property before we advise you to commit yourself to the contract.
Afoltern Solicitors will also advise you on the exact amount of Stamp Duty you need to pay when you purchase the property, usually six weeks after you sign the Sale of Land Contract.

Once you have legally committed yourself to the Contract by you paying the deposit and signing the contract
Afoltern Solicitors will prepare the Transfer Document, and sign it on your behalf. This document needs to be signed by the seller of the property, and usually six weeks after you sign the Sale of Land Contract, Afoltern Solicitors, or your Bank will lodge it at the Land Title's Office, so the title of the property will show that you own it.
Afoltern Solicitors will send requesitions on the contract, requesting the vendor, the person selling the property, to answer further questions regarding the property. When Afoltern Solicitors gets the reply we check to insure that the replies are satisfactory and that there is no problem for you to purchase the property.
Afoltern Solicitors will do searches to the Council, to Sydney Water, and on the day of settlement, Afoltern Solicitors will do a search on the title of the property, to make sure that when you hand over the remaining money for the property at settlement, that the seller actually owned the property and can legally transfer it to you.
Afoltern Solicitors will provide to your Bank that is lending you the money all the necessary documents for them to process your loan.
We also offer you the service that when you get the bundle of documents from you Bank, we go through the documents with you, and advise you accordingly.
Afoltern Solicitors will prepare the adjustment sheet, that insures that you do not pay extra to the vendor with respect of the Council rate payable, Water rate, and other adjustments that are necessary, so that Afoltern Solicitors can obtain the exact amount payable by you at settlement.

Afoltern Solicitors then will request from your Bank that is lending you the money, the bank cheques to be provided at settlement, and if there is any shortfall Afoltern Solicitors will contact you so that you can provide by bank cheque. Included in those cheques is the amount of Stamp Duty you need to pay to the NSW Office of State Revenue at settlement.

Settlement
We will attend settlement on your behalf, while at the same time on the same day, before we settle, you will need to conduct a pre settlementinspection of the property. If thereare any problems notify us IMMEDIATELY.
After Settlement
Afoltern Solicitors will advise the Agent that settlement has beeneffected and request them to release the keys toyou. Afoltern Solicitors will also send any bank cheques from settlement for, say the Council, and advise them that you are the new owner.
